THE MOMENT-LEASING MANAGEMENT SUMMARY
• Provide compensative market appraisal and marketing strategy to the client. Professionally organize all market materials.
• Introducing best possible tenants to the client through our tailor designed marketing strategy to lease out the property at high end rental figure.
• Always put client as the top priority through the tenancy background checking, confirming credit checks and update the owner immediately.
• represent client to negotiate tenancy details, prepare all the legal documents under the Victoria legislation framework, including:
Tenancy Contract
Damaging report before tenants move in with photography.
Appliances check before tenants move in with photography.
• According to the legislation, provide necessary statements in relation to the tenancy Unlimited consultation of each party’s legal obligation and their rights
• Represent client to accept bond from the tenants and lodge to Residential Tenancy Bond Authority
• Represent client to accept rental payments from tenants and remitted to the owner at their owner choice ( fortnightly, monthly or immediately ) with detailed statement.
• Keeping monitoring property condition, conduct periodic inspection and provide client 6 months inspection report with photography.
• Represent client to pay all the property related charges and provide report Provide client annual summary report in relation to total income and expense.. Represent client to prepare and attend VCAT hearing when it’s necessary.
